whats the different pros & cons of renting your property to goyim versus a frum family? how much safer are you when renting to someone jewish? TIA
July 18, 2016 11:49 pm at 11:49 pm #1160976miamilawyerParticipantI am by no means an expert in Halacha, but if memory serves, halacha prevents you from going to civil court, so renting to a jew is much riskier without some sort of heter as eviction courts are usually expedient, at least they are here in Florida.

Depends on the person
Is the jew a Averich in Kollel and the non-jew a Wall Street banker
Always ask what the person does for a living before renting
July 19, 2016 3:50 pm at 3:50 pm #1160981mythoughtsParticipantI don’t think anybody can answer such a general question. I’ve rented to frum families and have had good results. I can give you some recommendations as a general rule and specifically regarding renting to frum as opposed to renting to others.
1. If this is in NYC apartment do not give a lease. The tenant can get away with not paying rent and it could take you up to a year to get them evicted. No lease means they’re renting month to month. This requires you give them one month notice for them to leave and much less of a headache if they stop paying rent.
2. You might feel much more comfortable asking a non-frum family for documenting income and a credit check.
3. If an maintenance issue develops on yom tov or shabbos, a frum family will be more understanding if there are delays in remediation.

Unless they can’t work and are awaiting a hearing, in which case you ask for a cosigner who will guarantee the rent and whose credit you can check and his name is on the lease.
