Because of not being allowed to mention size of family or ages of family members, Im wasting my time and others time (apartment is on top of mine). Is there an acceptable way to mention wanting only a small family, legally?
You can word the advertisement as such: “suited to….(a small family)”. People don’t want to waste their time with looking at unsuitable places. You may want to list it as being a modest size space, to make clear that it’s unsuitable for larger families.
I always see such ads in the Torah Times or Link.

You might consider posting it in shuls in your neighborhood.
(I know a middle-aged couple who are looking for a 1st or 2nd floor apartment — in excellent to very good condition for a rental price that won’t break the bank. Kitchen should have 2 sinks. Prefer to have a porch, extra bathroom and with central air/heat it’s a plus.)
